John Smelter is the Senior Managing Director of White Oak Healthcare MOB REIT, with primary responsibilities for developing and implementing company strategy, deal sourcing, managing acquisitions, supervising the UPREIT platform, new business development, and building long-term client relationships. He joined White Oak in November 2020, adding to his 36 year real estate career where he has specialized in investment real estate brokerage, with a focus on healthcare real estate for the past 30 years.
Formerly with Marcus & Millichap for 22 years as a Senior Director of the Healthcare Real Estate Group, John consistently ranked in the top 1% to 10% of the 1,600 agents nationally and was the Number One Healthcare Real Estate Agent 95% of his tenure with the firm. John has had the longest tenure of any agent, regardless of firm affiliation, in investment sales in the healthcare real estate industry. He is considered to be the pioneer of investment sales of medical office buildings nationally with sales volume exceeding of several billion dollars in 21 states.
John was the No.1 MOB agent in the U.S. or the Western 11 states for over 20 years since 1990. His clients included major hospital systems, healthcare REITs, medical office developers, regional syndicators and private investors. John authored the National Medical Office Building Newsletter for over two decades as well as many featured articles in the Wall Street Journal, Healthcare Real Estate Insights, Globe Street, and National Real Estate Investor. John serves on the Editorial Board of Healthcare Real Estate Insights and formerly served on the board of BOMA Medical Office & Healthcare Conference. John is also a featured speaker at many conferences, including Real Share and Interface.
Prior to his real estate career, John was the Director of Sales of North America for General Instrument, a Fortune 500 Company. He has owned and operated two successful brokerage companies and was a partner of a regional brokerage company where he was a top 3 agent company-wide for 6 years. John received his Bachelor of Science in Business Administration and Marketing from the University of Arizona where he subsequently served on the U of A Alumni Association Board for over a decade.
